The new housing market in Cyprus is expected to reach €2.5 billion in 2025, with apartments accounting for 80% of sales. A total of 7,819 sale agreements were recorded for new homes, with apartments having a total value of €1.77 billion and houses €737.9 million. Limassol is the investment center, with the highest apartment prices (average price over €425,000) and houses (€583,000 average price). Nicosia remains the most affordable city, with an average apartment price of €190,000 and a house price of €315,000, due to stable domestic demand. Larnaca is showing growth with competitive prices, with an average apartment price close to €200,000.
