A lack of cohesive planning and a tendency to focus on visible projects rather than substantial impact are potential problems. Strategic direction and initiative are needed from the Municipality of Nicosia, which is responsible for ensuring that projects create real value and jobs. ‘University-fication’ presents an opportunity for the Municipality to transform a potential success into a sustainable, economically and socially revitalized center, requiring a long-term plan for the development of appropriate infrastructure, the strengthening of entrepreneurship, and the creation of a vibrant community. Revitalization cannot be achieved solely through construction projects. A holistic approach is needed that takes into account the needs of residents, businesses, and students, creating a sustainable and inclusive space that attracts investment and improves the quality of life.
