Proposed Law Aims to Harmonize Eviction Procedures in Greece

A bill has been submitted to the Greek Parliament by MP Kostas Eustathiou aiming to harmonize eviction procedures for non-payment of rent between properties governed by the Rent Control Law and those governed solely by the Contracts Law. The explanatory report states that the proposed amendment to the Contracts Law will allow the principles of the Rent Control Law regarding eviction due to non-payment of rent to be applied to properties not covered by the latter. This will help resolve the issue of property recovery due to unpaid rent and eliminate inequalities between landlords. The proposal provides for the establishment of a general prohibition on presenting any defense in the event of eviction for non-payment of rent, regardless of the lease agreement. The only permissible defense will be proof of payment of the amount owed. The purpose of the proposal is to protect the rights of property owners and simplify eviction procedures, creating a fairer and more efficient framework for resolving disputes regarding rent payments.
