The commercial real estate market in Cyprus is experiencing intense competition between shopping malls and street stores. Shopping malls remain the most sought-after location for retail, with rents rising significantly, especially in popular locations, compared to pre-COVID levels. Conversely, rents for stores on main streets show large regional differences. In Limassol, rents for high-quality retail space reach €70 per sq.m./month, while in Nicosia they are much more affordable, around €12 per sq.m./month. In Larnaca, demand in coastal areas pushes rents to €18 per sq.m./month, while in Paphos and smaller markets, rents remain low, around €12 per sq.m./month. The market is divided into premium segments (shopping malls and main streets) and more moderate areas with increased risk.
